1. Who is responsible for the building permit?

Clarify in writing whether the contractor, the architect or you will handle municipal paperwork.

2. What is included in the per-square-meter price?

Materials? Finishes? Demolition? Trash removal? Each must be itemized.

3. How are change orders handled?

If you change your mind mid-project, what is the price impact and approval flow?

4. What is the payment schedule?

Avoid paying more than 30% up front. Tie subsequent payments to clearly defined milestones.

5. What is the warranty?

One year on workmanship is the local minimum. Ask for it in the contract.
