Waterproofing Buildings in Lebanon: Roofs, Balconies, and Bathrooms

Few problems in a Lebanese building drag on like a leaky roof or a balcony that drips onto the floor below. Doing waterproofing right the first time is far cheaper than chasing repeat leaks every winter.
Common systems
- Liquid membranes (polyurethane, acrylic): versatile and good for complex shapes.
- Bitumen sheets (torch-applied): common on flat roofs.
- Cementitious slurries: for bathrooms and water tanks.
- EPDM and TPO membranes: long-life sheet systems for larger roofs.
Before a contractor starts
- Insist on locating and fixing the source — overlay-only jobs often fail.
- Ask for product data sheets and warranty terms in writing.
- Surface prep is half the job: cleaning, drying, repairing cracks, and priming.
- Drainage matters as much as membranes; a clear slope and clean outlets stop ponding.
Bathrooms and balconies
- Bathrooms need waterproofing under the tile, especially around shower areas and floor drains.
- Balcony tile alone is not waterproofing — a membrane under the tile is essential.
- Sealants around drains, parapets, and pipe penetrations are common failure points; check yearly.
Warranties
Quality waterproofing comes with a written warranty (5–10 years is common). Verify whether the warranty covers labour, materials, or both — and what voids it.
